Greene Knight was established by 2 experienced landlords who have managed their own buy to let properties in Basingstoke for over 10 years.

The knowledge they’ve gained enabled them to create Greene Knight as a small, independent lettings agency with a focus on offering bespoke services to others looking to get the most out of their investment properties. The desire has always been to be approachable and supportive, rather than trying to force business growth or have expensive high street premises.

We at Greene Knight are clear on what we expect from our landlords and tenants. We understand the needs of both and the sometimes complex relationship that can occur between the two.

We believe in finding the right homes for people, and the right people for homes.


Right to rent check (upon written request)

Fully Managed – £450 (set-up)

  • 10% Fully managed (Taken monthly fee from the rent)


    • Accompanied viewings
    • Marketing & advertising on relevant portals
    • Erect ‘To Let’ board outside property
    • Tenant check-in
    • Referencing with Goodlord
    • Tenancy agreement
    • Collect rent monthly
    • Accepting first month’s rent & deposit
    • Instruct approved contractors
    • Inform utilities & local authority of tenancy changes with meter readings (Only included with Landlord Switch)
    • Protect deposit
    • Send deposit certificate & prescribed information to tenant
    • Remit rent received monthly after deducting commission & costs of works
    • Undertake inspections when required (up to two per annum)
    • Pursue rent arrears & advise on rent arrears action
    • Hold keys
    • Arrange emergency & routine repairs
    • Advise on rent increases
    • Arrange annual gas safety check (where applicable)
    • Check-out tenants
    • £99 Contract Renewal fee (Yearly fee if the current tenant renews)
    • From £64 Inventory (Before a new tenant moves in)


Find & Setup Tenant – £650


    • Accompanied Viewings
    • Erect ‘To Let’ board outside property
    • Marketing & advertising on relevant portals
    • Referencing with Goodlord
    • Accepting first month’s rent & deposit
    • Tenancy agreement
    • Protect deposit
    • Send deposit certificate & prescribed information to tenant
    • Re-protect deposit when tenancy becomes a statutory periodic one
    • Landlord must be available to check the tenant in. If you require one of our team to attend the check with you, this is charged at £79
    • From £94 – Inventory
    • £99 Check-out/Inspection fee
    • £15 Secure the deposit with Deposit Protection Service

Find Tenant & Rent Collect – £600 + £10 per month

These prices are subject to change and are reviewed annually in January.

Tenant fees

Security deposit of up to 5 weeks rent + 1 months rent upfront
Extra keys £10.00 per key
There are no hidden fees for tenants in line with the recent Tenant Fees Act introduced on 1st June 2019
